Cascadia is available from 8am and 5pm Monday to Friday for regular requests, or 24/7 for emergencies.

When leaving a message or sending an email, please include your unit number, your phone number and as much detail regarding your request as possible.

If you have a maintenance EMERGENCY – that usually means a flood or leak, or anything else that poses and immediate risk to a member or any of our building structures – call Cascadia at (250) 940-1885 and follow the prompts for the after-hours pager number.  This service is available 24/7.


All housing charges must be paid via pre-authorized debit (PAD). Housing charges will be withdrawn at 12:01am on the first day of each month, but may not clear your bank as quickly, depending on who you bank with.  If you know in advance that funds will not be available in your account at the time of the PAD withdrawal, you must let the Property Coordinator know as soon as possible – if notice is provided at least 5 business days prior to the end of the month, your PAD may be pulled for the month – your housing charges for that month, plus any applicable late fees must be paid by money order.


BEFORE you have a plumbing leak or electrical emergency, please learn the location of your water shut off and electrical breaker panel.  If you need help with this, please contact the Property Coordinator.

IF YOU HAVE A PLUMBING LEAK OR ELECTRICAL EMERGENCY…

  1. Turn off the electrical breaker to the affected area.  If your hot water tank is leaking, turn off the breaker to the tank.
  2. Turn off the water to the affected area.  If water is leaking through your ceiling, first check your tub and toilet upstairs, if that is not the source, it’s best to shut of water to the unit until a plumber can come by to take a look.
  3. Contact the Property Coordinator.  If the emergency occurs outside of business hours, leave a phone message and send an email (if possible) to the Property Manager and you will receive a call back the next business day.
  4. If the nature of the emergency is too urgent to wait until the next business day, this usually means a flood or leak or anything else that poses an immediate risk to a member or any of our building structures and you cannot reach the Property Manager, call Cascadia at (250)940-1885 and follow the prompts for the after-hours pager number – a maintenance technician will phone you back.

* Please note that if the nature of the emergency is a member responsibility (eg: related to negligence or member owned property, such as a dishwasher, clothes washer or dryer), the co-op may charge back any expenses incurred to the member.
